This might be the biggest apartment on the Hoboken waterfront.
And its price tag is proportionately large.
The four bedroom penthouse spans 3,600 square feet and is priced at $6,999,999.
“It’s exceptionally rare to find a penthouse of this scale ... in a doorman building, in Hoboken, on the waterfront,” said Judith Marciano a broker associate for Christie’s International Real Estate Group.
The median sales price of a single family home in Hoboken was $3.6 million as of April, according to the most recent data available from New Jersey Realtors. The median sales price of a condo was $879,000.
If the unit sells at its list price, it will be the highest priced residential sale in Hoboken. The current record sale was a three bedroom, two full and one half bathroom, 2,600-square-foot condo that sold in 2022 for $4.65 million.

The condo currently for sale is located in a luxury building, South Constitution, that was built in 1999. It has 170 units, including nine penthouses. This unit was created by combining two apartments and comprises 25% of the penthouse level.
“It’s really large for an apartment on the waterfront,” Marciano said. “There aren’t many four bedrooms.”
Three and four bedroom units are in high demand on the Gold Coast as more people try to stay in the city longer while growing their families, rather than move to the suburbs.
“People would rather stay here in a spacious unit and have the proximity to New York City,” Marciano said.
Interest has been “very strong” since it was listed about three weeks ago. “There have been local and international buyers,” she said, “and also inquiries from New York City residents looking for more space and a space with views.”
The unobstructed views, which stretch from the George Washington Bridge to the Freedom Tower, are a showstopper.
“The minute you walk in, the view makes an instant impression,” Marciano said. “It’s really captivating and it continues into every room.”
The open-concept layout includes two living rooms, a kitchen with Sub-Zero and Miele appliances and a dining room surrounded by floor-to-ceiling windows. There is also a 15.5 foot-by-13.5 foot terrace that faces east and is accessible from the living room.
The unit has statement mirrors from the Waldorf Astoria and two antique mantels from a historic Newport mansion, along with a $150,000 Sonos sound and audiovisual system.
A hallway leads to a powder room and all four bedrooms. The primary bedroom is at the end of the hall. It has a massive walk-in closet, an office and a spa-inspired en-suite bathroom.
“It flows beautifully,” she said. “You really do feel like you’re in a single family home because of the size.”
The building is located in one of Hoboken’s most desirable neighborhoods, where you can walk to Pier 13, shops, restaurants and parks. You can see the ferry to Manhattan pulling up right outside the building and it’s close to the Lincoln and Holland tunnels.
The unit also comes with $2,773 per month homeowners association fees that cover the 24-hour doorman, concierge, a common courtyard on the fourth floor, an on-site fitness center, a seasonal pool and more.
“It’s ideal for someone who really values space, luxury and exceptional views — and who wants to be in an urban setting,” Marciano said.
